BUILDING SPECIFICATIONS
  STRUCTURE AND INFRASTRUCTURE
Designed by a registered professional, endorsed by Collage of Architects, Technicians or Engineers as appropriate and guaranteed by a 10 year structural insurance policy with construction monitored by Bureuo Veritas, the independent Quality Controllers.

WALL, FLOORS AND ROOFS
Reinforced concrete frame with insulated cavity double walls with traditional textured and painted render, brick or stone finishings under a typical clay tile roof, with classic Porcelanosa bordered ceramic tiled floors.

WINDOWS AND DOORS
Low maintenance vinyl covered, colour co-ordinated, double glazed, aluminium doors and windows with toughened glass or opening shutters or traditional iron grilles to the ground floor in accordance with the approved Project of Works plan. Solid front doors fitted with a fire-lever mortice deadlock, door viewer and bolts.

LIVING AND DINING AREAS
Feature fireplace, (except apartments) and breakfast bar. French doors to the veranda.

KITCHENS
High quality kitchens are fitted and include granite worktops, oven, ceramic hobs, fridge/freezer, washing machine and Porcelanosa ceramic wall tiling with decorative band according to design.

BEDROOMS
Include mirror fronted fitted cupboards, bedside power points and light control.

BATHROOMS CLOAKROOMS
Roca or Porcelanosa chinaware, single or double basins as indicated, ceramic floor and wall tiling with decorative band according to design and bathroom accessories.

ELECTRICS
There is a generous provision of conveniently located power and light points and switches throughout. The living room and bedrooms have provision for TV and FM. Bathrooms have shaver sockets, mirror light point over the basin and mirror. Externally there are light points, bell push and power point.

AIR CONDITIONING AND HEATING
Heating and cooling is not provided, although sufficient electric power has been allowed. Pre-installation works for combined air conditioning, cooling and heating can be included prior to construction at an extra cost, leaving the owner to decide at a later date to what extent heating and cooling is required, based on his actual experience.

GARDENS AND PARKING
Perimeter walls or fencing, entrance gates where shown on the Project Plans and paved verandas.

SERVICES
The property will be connected for mains water and drainage, electricity, telephone and satellite television allowing the purchaser to contract with the relevant service provider for each supply.

COMMUNITY
A formal Community of Owners under the Spanish Law of Horizontal Property has been formed for Harbour Lights II and III and future phases to maintain the buildings in good condition, to preserve their value and to encourage harmonious relations between owners.
